Welcome to the community! There are a lot of options out there that can allow you to make your entrance into real estate investing. It's important to keep an open mind and be creative, especially when you have minimal funds to start. My first recommendation would be to build up your credit asap. Second, consider looking into house hacking using the rent by the room strategy. Depending on your market, a 4-5 bedroom home can provide great returns when renting by the room. 

Just one of many options. Keep educating and connecting with others and you'll find a way to make it work!

As a new/young investor, I'd advocate for house hacking. You can decrease or completely eliminate your monthly housing expenses, cashflow on top of that, gain appreciation, benefit from the tax advantages etc.
