I'd suggest getting a Meetup.com account and start looking for meet ups in your area. Best way to get ahead and learn from others.

I fully agree with @Nicholas L. 

House-hacking is a great way to invest. You need a place to live either way so why not have people pay your rent, build appreciation, get the tax deductions from home ownership and cash flow on top of that.
