I’d suggest starting out by networking with as many other investors as possible and be an active participant in the forums. 

My suggestion for getting the significant other on board is using raw numbers. I use different excel sheets for different types of rental properties. Find a potential investment property, or any property on the MLS. Enter the numbers into the calculator with projected rents, expenses, etc. Visually seeing the potential returns after 1, 5, 10 years is a huge eye opener to anyone that may be questioning taking the step into investing.

Hey BP, looking for some advice on foundation cracks. I'm currently under contract on this property and had a structural engineer look at these foundation cracks. There were no signs of water leakage inside and no bowing to the internal foundation that can be seen. Does anyone have any thoughts/advice on the these types of horizontal foundation cracks? The crack goes around 3/4 of the house on the North, East, and Western facing sides.

Thanks for the advice everyone! I should have worded that a little better. Since I’ve had struggles with the conventional route with low inventory I was thinking of looking into private lenders/hard money for a off market/foreclosure.

That being said, I was able to make an offer on a house that had just come back in market yesterday and we are now under contract!

Hoping for a manageable inspection report!

Hey BP community, 

Along with many others out there, I have been trying to get into my first house hack for a few months now. I have been taking the traditional conventional loan approach and have the pre-qualification in line but with all the competition my offers haven't been considered. 

Is there anyone that can offer some advice on getting a deal during low inventory? I'm thinking I need to get creative and start looking off market or foreclosures but I just don't know enough about these strategies to be confident. 

P.S. looking to buy in Longmont, Erie, or anywhere in the North Denver Metro

Hello Biggerpockets community, my name is Dan and this will be my first post on BP. I have been following BP and researching a lot over the past few years. Prior to the COVID pandemic I was living in New Zealand. Since the outbreak I’ve had to move back to the US and still want to accomplish my goal of buying my first property this year.

My goal is to find a duplex or triplex to live in one unit while renting the others as an owner occupied property.

My target market is Arizona, Colorado, or Oregon with a preference in Arizona.

Since I will be relocating and have not had employment in the US for almost a year, I am concerned about finding financing.

I am a first time home buyer, my wife and I have credit scores around 780, and about $20,000 set aside for an investment.

Does anyone have any advice on financing while unemployed or what direction you would take in this situation.
