Welcome @Lawrence Davis I too have recently joined Biggerpockets. I am sure you will find a wealth of information here in forums as well as the blogs and move forward with your plans on reading the Ultimate Begginners Guide. Also check with are REI club meetings. Thanks @Josh Caldwell for your response, I was planning on finding out the cost with the lender when I meet with him, so thanks for that suggestion. The realtor and I have done several deals a few years ago and he always had my interest in mind and took cuts on his fees. He is very down to earth and knows my likes and dislikes as far as properties are concerned. I will seek out other realtors to build relationships with as well now thanks to your suggestion. Can never have enough eyes and ears out here in the market.

@Shar Day Most people dont like others knowing they are late on payments. I'm sure you can tell by the quick response from the tenant after the other occupant was notified, so to me that was a good idea on your part. I would continue to contact other occupants or even references if need be in the future. I would also follow the excellent advice from @Ken P. and start the process if you have to so that your expectations and seriousness can be shown. Keep up the good work!

Thanks to encouragement and motivation from the community here at Biggerpockets as well as friends and podcasts, I have been taking steps to better my business. I have been making progress in learning how to research local properties owners, also identifying distress properties. I've connected with someone I'm planning on partnering with based off or professional relationship and his organizational and business skills. I have also connected with a realtor I have built a relationship with in the pass and am meeting with him in the morning to discuss some business matters and explain the direction I'm headed in. And have been contacted by a private lender offering capital lines of credit with no upfront fees for all credit types.
I would like to ask the community for their input, criticism or even suggestions for questions needs I may need to address, when I meet with the realtor and the lender, to help me grow my business in the right direction for success.
