Post: Found my first multi unit property!!! Tips?

Hooray For Me!!! Hello BP I'm meeting with a seller and plan on getting my first multi unit under contract. Per our conversation she is very motivated to sell as her and her husband are up in age and don't live close to the property, actually they live in a different city. Her asking price is Very good and is also negotiable. A lot of new updates and best of all long time tenants are living there, one has been there since 2002! I will keep everyone informed and reveal more about the numbers after I get the property under contract. I would also appreciate any tips on exit strategies for a property that is in mint condition up to code and passed inspections.. Any help or tips would be GREATLY APPRECIATED!! @Royce Billiot @Julian Hart There are lists you can get such as absentee owners, tax delinquents, and probates. Are there others that anyone targets, that I am missing? I've been looking at absentees and tax delinquents. I plan to eventually play around with probates in the near future.

She is right Julian, and don't forget even driving around locally you should find distressed properties that may lead to unlisted motivated sellers.

I think you are in a excellent position to add great value in the buisness. Actually in time you too will be busy and hard to catch like your mentor! Follow @Dev Horn advice because from what I see you he is right on to the niche you should be targeting.

Welcome and make sure you stay with your plan on looking for a mentor, check out local REIA meetings in your area. Also continue to seek education, alot of it is offered here on the best site for investors in the world!! And do as @Steven J. suggested and you should be on your way to growing and learning the lingo of investing, which will help your confidence and motivate you to move forward with real estate investing.

My experience is about the same as everybody else's with CL. The site just seems to be flooded with scammers. Dont forget @Royce Billiot that there are numerous other avenues that will connect you with possible deals for wholesaling, I would only use CL to place ads for properties I would like to sale or rent as opposed to looking their for deals.

Thanks and that is what I was thinking about as well, but I don't have a website right now anyway. I want to be more personal with the seller and get to know this business and processes from the ground up before I get to "big for my bridges" since I just starting out. 

I will be looking at what Jerry has to offer today!
