Very good post Vincent Crane I can relate as well. I have and am continuing to build relationships with likeminded BP'ers and as a result have gained knowledge and the motivation to jump into opportunities that I otherwise would have passed up feeling they are beyond my "level". BP has truly shown me that knowledge leads to endless possibilities!! Excellent post !!

@Jeff Fairchild yes I do need to continue to work on my buyers list, and I wil take your advice and work to expand it. 

@k. Marie p. I agree with you totally. Maybe I'm trying to hard to work with them and making me seem too motivated at this point  so thanks for your advice as well. I'm incorporating these suggestions ASAP

Example of Problem: 

property is being wholesaled for $100k with seller asking $90K

buyer has $85k cash now. I'm sure i can get the seller to accept this but that would cut me out of my share of the deal.

Question: 

how can i creatively ensure I get my profit from the deal? Lien? part-owner until my share has been paid?

Hope I'm explaining the situation correctly, any suggestions and advice would be greatly appreciated.

Thanks a million Tom Krol !! I really appreciate your time in putting that post together. I'm glad you understand our struggle and offered some much needed motivation to those of us that may be or may have been on the verge of giving up. The struggle is real, and also very rewarding if we stick to it. I've noticed a lot of investors don't seem to care much for the wholesaling aspect of investing at least not enough to offer support to those seeking to get starting investing through this avenue. You are a light for most of us with this post. I personally really appreciate you for this. So once again thanks a MILLION
