Update and Question about Private Lenders

Thanks to encouragement and motivation from the community here at Biggerpockets as well as friends and podcasts, I have been taking steps to better my business. I have been making progress in learning how to research local properties owners, also identifying distress properties. I've connected with someone I'm planning on partnering with based off or professional relationship and his organizational and business skills. I have also connected with a realtor I have built a relationship with in the pass and am meeting with him in the morning to discuss some business matters and explain the direction I'm headed in. And have been contacted by a private lender offering capital lines of credit with no upfront fees for all credit types.

I would like to ask the community for their input, criticism or even suggestions for questions needs I may need to address, when I meet with the realtor and the lender, to help me grow my business in the right direction for success.
