The investor/buyer will want the property at MAO (maximum allowable offer). Therefore you would need to get it under-contract for less. If theirs no meat on the bone for the investor/buyer you'll be wasting your time.

Its all a matter of preference no matter how many units. If things come up are you going to have the time or ability get it corrected no matter how close you live to the property, and in a timely manner. Remember where is your time best spent.  I've had good and bad experiences with PM's, and even with a PM your going to have to do some babysitting. Get references and do check them out, and if possible meet them in person.

A well placed and cared for tree I think can add value, such as shade, windbreak and curb appeal for a homeowner. On the other hand certain trees can really be a nuisance. Roots can damage things underground, limbs can hang over roofs causing damage by rubbing. Branches breaking after high winds littering the yard.  Between the over grown bushes and trees the house can be completely hidden from the street.

I've seen trees literally growing along the garage wall so tight that a notch in the roof was put in for space. Also, in a window well of a house a tree was growing that had been growing for about 8-10 yrs.

Keep an eye on the unkept yards for leads.
