Houses are vacant for lots of reasons doesn't mean they want to sell.

Great post @Marcia Maynard Most times when you think about renters you usually assume your talking about a younger crowd. What would you do in the case of yard work and shoveling snow? Might just want to have that done for them to avoid any problems.

Stepping in and taking action after my first was spinning out of control from a bunch of bad decisions by my PM at the time.  Than being able to move on still taking action despite the set back.

I agree with @Jordan Thibodeau Also, I think it depends on your goals and where you want to be 5, 10, 15 years down the road.

@David Johansen I think a lot depends on the type of tenant and how long you plan on holding the place or whats your end game. Tile might be more expensive but will hold up better in the long run. Linoleum will get damaged much easier. Hopefully you will get some more opinions here.
