Is there a preference on absentee owners living in or out of the state when sending out letters? Most searches that I have done so far turn up way more in state owners. I'm using listsource filters to keep the list under control. Thanks

Do your due diligence, bring up cost of repairs to off set there being no power.

Check out your local investment groups, amazon or ebay for used cheaper courses. Steve Cook has some good stuff, Sean Terry's and Real Estate Investing Mastery podcast are really full of good stuff.
