Post: Should Newbies Have Access to Calculators?

Maybe the investor didn't get the accurate numbers to put into the calculator and needs to double check them again.  Whats wrong with asking a seasoned investor (Ben) to check their numbers, so they can point out issues. That way the investor can understand its not a deal, because it makes no sense or keep working at it (pen and paper) or another tool to establish something that does make sense. I do believe this is part of BP.

This way the chainsaw that they did pick up they now set back down before cutting off a body part.

@FRANK DARIENZO have you tried to Google your state RE purchase agreement? Connect with local investors through BP, local investment clubs, real estate attorneys, and investor friendly title companies. It will come together you just have to keep searching for answers.

Yes, I believe you can go to the first one or two meetings for free. Also, like Steve said the networking is a great thing to do. Their are meet ups around the area as well, just Google them or ask around.
