@Constantia Petrou lots of great discussion here on how to go about the issue. @Julie Hartman has a great suggestion. Would just add type of cage enclosure and where it will be on property. Rabbits can get very messy if not attended.

Normally if tenant died of natural causes no need to disclose to future renters or buyers. A homicide is possibly something that needs to be disclosed . Check with your local state laws, or attorneys.

Yes, lots of great advice given here. Don't take any of what the tenant says personal, its a business maintain a professional manner. Keep in mind things are gonna happen, and deal with them, improving your lease for future issues. Never respond to anything outside of business hrs.

Tenant might of brought bugs, or invited.

I hear you @Lloyd Schroeder been through the class. Yes, it's required to be taken in only so much time after purchasing, classroom only, was more than a couple hrs. I don't remember the distant requirement mentioned though off hand. I believe its a onetime thing. Can do some networking while your there.

Unfortunately things from the past have given them good reason to require this class. You wouldn't think a city of that size would have code enforcement, but they do.

Follow the lease, look at your demand in that neighborhood, is rent priced right. If that is only issue might be something to work on with tenant, but keep them month to month in case eviction is needed. Keep on them every time their late, force the late fee when late.

During this same time, I went back to work, which was hard as a mother of 3 young children. But, I always kept real estate in mind. 10 years since that time, or more, I was able to persuade a seller to owner-finance her fixer upper and started to renovate. Although it took us a longer time to finish the project since we didn't have the lump sum to get it done as quickly as possible. And, my husband always argued about spending money on more materials for the home. It was a tug of war.

But, I'm happy to report, we finally finished, and it has appraised at more than double the value we paid for it.

I told my husband, he is not going to distract me ever again, from pursuing real estate investing. So, he better get on board. We wasted all those years. Now, my children have graduated from high school and I tell them that real estate is the best way to go from the beginning. Make it a career. 

I'm closing soon on the home I just rehabbed (refinance) and the equity will be used to purchase and build on raw land which I intend to sell. Then I plan to take out a fix-n-flip on my first home. Which I also intend to sell to propel my real estate investing to the next level.

Stay strong to your real estate goals! Stay true to your word! Keep Focused on the end goal! which is freedom.

 Great story! Way to stay focused by not giving up on your goals and being persistent.

Being married and the spouse is not on board or just not being very supportive can be like driving with your brakes on making it very difficult to impossible to accomplish things. Their interest doesn't need to be there, but their support and understanding should, because you are going to encounter tough times. If their more concerned about keeping with the Jones your going to need long runway. 

Buy real estate and enjoy later.

@Joe Callantine I find this very interesting. Keep us updated on your progress. Part of me really likes how simple things are when it comes to tiny homes.

1 of my criteria for sfh's is small sq ft, less than a 1K. Yes, there are draw backs, but there is a market.

@Justin Petrides no renting to family or friends thats my policy. I've had personal experience plus heard alot of stories of those you thought would be the best tenants, until something goes wrong. Now you have alot more riding on that decision.
