Great question. I would do some qualifying questions to see what kind of potential tenant you're dealing with. Get them talking and listen well. Screen screen. I've taken 2 months rent before, but tenant was already in place, and have a good record of paying on time.

Have they been a good tenant? Are you charging anything extra for the pet in the house? $150 dollar discount for no fence or partial, sounds like a pretty good deal to me for the tenant.

Smartmove has the application process online for tenant to fill out, and you get that back for review? Tenant pays smartmove? It's up landlord to call previous landlords on background check?

How soon can you return a call from voicemail? Obviously the sooner the better and alway leave a message every time you call even if they do not answer your return calls.  When getting started it's best to handle all the calls yourself and not hire a service till you have lots volume. You will gain so much more by talking to prospects yourself.

I would search the BP site for questions to ask callers. Get them talking take notes keep the conversation natural and be professional.

MLS, bank owned. Still own it today, learned a lot from my mistakes.

I would pass on the 4 dogs it's not worth the headache. The PM is charging 2 months rent?
