If you're just getting started I wouldn't worry too much about a answering services. Return the call as soon as you can the same day, or even try texting. If they don't answer leave them a message. Try calling back at different times, especially in the early evenings.  I would keep the vm pretty simple stating your name, sorry I missed your call and that you will call them at your earliest convenience, if you leave your name and # I can you reach you at. You can hone your skills as time moves forward the main thing is you want to get rolling.

I would stay away from the mail box unless you actually mailed something, which is something you want to do. Figure on mailing over and over again especially if your not getting it returned. Check county/city records for mailing address, but I'd send them a letter regardless if you find a different address. Talk to the municipal, some keep records of vacant houses. Search online by the owners name, sometimes another address might pop up or phone #. Leave a business card or simple flyer somewhere by front door. Make it a bright color so it's easy to see, plus if you drive by again you will know nobody's been there. Neighbors, talk to them and they might be willing to share what they know, be very cordial.

For a PM to claim they mange 400 properties and haven't delt with issues like this before, it's ludacris. Fire them.

Call the city in which the rental is located and find out what they can do. You just want make sure they pay. 

I've been stuck with uitility bills
because the city couldn't get the money from tenants and it kicks back to the property owner to pay up.

I can relate, been in your shoes. Unfortunately, its a learning situation that will better prepare you for the future. Its amazing how much time and money it can take as well to get out of a mess.

Always take pics before move in and after move out, document damage and anything that is not normal wear and tear. 

Screen, screen and screen your new tenants, while its not foolproof it'll give you a better chance. Keep it a business relationship with your tenants.

Find yourself a great handyman you can rely on, it'll help your pocket book on turning a unit.
