Good afternoon Takeshia,
Some people use automated services to field phone calls- search BP for more info on this. Aside from that, I would make sure you have a clear and concise outgoing voicemail script.
As far as what to ask motivated sellers, you can get most of the property info via public records so I would start by establishing a rapport with the seller.
Ask them:
- What made you respond to my letter/call me?
- (if owner occupant) How long have you lived in the area?
- (absentee owner) How long have you held this property as a rental? What was your experience as a landlord like?
- What kind of condition is the home in?
- What has been recently fixed? What may need some work?
- If you had to guess, how much would it cost to repair the property to bring it to its original condition?
- Why are you looking to sell? How soon?
- Have you identified your next home/investment property? (offer your help with this as well)
As you learn more about their plans and motivation, you can get a better sense of where to steer the conversation. Keep in mind that you may not be the only person reaching out to them about their property. Sellers will go with whomever they feel most comfortable with. Be as helpful and friendly as you can be.
In my experience, those callers who just want to cut to the chase and hear an offer are typically not too motivated.
