Whatever your local avg rental charges for rent of like-kind. Rentometer or other rental sites will give good idea of where to be.

I would check local city PD's website for map or info on crime in the area. See if you can connect with locals in the area to weed out some of the known rough areas.

Have you seen the houses? Explain your interest in the properties, tell him how he can benefit and most of all stay above board. When things get rocky you will need him to trust that you can handle it.

Hey I like your idea of thinking out side the box, but might have to start small to get big, trial and error, providing a track record, teaming up with other like-minded individuals. Figuring out what your hurdles, roadblocks and how to get around them. This is kinda like stacking modular/prefabricated building. Units that are built off site and connected on the construction site. I think the word container gives people a crude vision of what is being constructed.

Congrats on getting your first rental. How did you find your deal? Screen, screen those renters and screen again. I don't know anything about student housing, but I'm guessing you can get parents involved in making sure you get the rent or if issues pop up.

To darn long probably a whole summer of looking at junkers or more. Once you look at enough, know your #'s and criteria I believe it gets easier.

Got involved with wrong Realtor who introduced me to wrong contractors. Looking back it was a expensive learning experience. Vet the people your going to work with, if something doesn't seem right or shady it probably isn't you better wake up. Be above board in your business dealings and you will be around a long time.
