Call another title company or better yet stop in their office and talk with them. Get a hold of other investors in the area, question them about best title company to use.

Hey Tarold,

Check out your local investment club and see if anyone has some title companies they use. Get some questions together, start calling or stop in and see what kind of feedback you get, cause some arent going to have a clue about what to do. Having a great title company on your side will make your life so much more easy. Looks like Adrian gave you a starting place, good luck.

Real estate clubs are a great way to meet other investors and business people who can help you in your area. Guest speakers sometimes can be a draw back because they just want to sell their latest and greatest course. But over all you can't go wrong by being apart of the group, then a again I've only been going for about 2yrs.

Never had money to the seller, which I'm sure you have learned now. Don't give up on the other hand you don't want to run up a huge bill going after him. Good luck and keep us posted.

Yes, why not if you can find a deal that cashflows and want to keep it for yourself, sure.

That is a great idea to honor those that have meant a lot to real estate investing. But a lot would have to be ironed out to set guide lines as who gets in and who doesn't.
