I would really like to buy this home so that I can turn around and owner-finance to a friend of mine moving here from Florida. His credit is about to be destroyed by losing his home in Florida so I'd like to help him out and get some much-needed learning from this experience.

Dennis Small I would not do this, what is the relationship going to be if things don't workout and you have emotions wrapped up in the deal now. Top of that he would be living right next door, maybe others would see things differently here. See if you can help him find someone else that has a place for him to buy or rent.

I have to agree with what Braden C said. If its a great deal they will come to you. Don't get to hung up on buyers list, I really only have a small hand full of buyers and for now don't have any reason to find more.

Congrats, Do you know anything more about your buyer other than he's from IL 2hrs away? If he really wants to buy, have him come up when it works for both of you. In the meantime are there other duplex's in area or for rent signs, if so look up owners names and or contact them.

I would search other sites to, also if you can get on mls helps. What are prices of other like properties in area that have sold, and how much in repairs does subject property need.
