Find a proven REI in your market that you can work with doing what ever you can do to help them. Set your GOALS!! Never stop learning and keep an open mind.

I got the book about a year ago. How I Turned 1K into 3 mil in RE. I think it was mentioned somewhere here on BP that I first heard about it. Found it on Amazon for about 20-30 bucks, its a very interesting read.

Great idea J. Thats where I think a lot of new investors get stuck is trying to learn the ropes while shelling out the bucks for a mentor that drains them.

Sorry to hear about what happened to you, thats pretty low what he did. Just keep in mind that time has away of dealing with jokers like this. But you need to get back on the bike and keeping riding. Like the others said maybe give out his name so others are aware of his pratice.

Go to local reia meetings and find out who are the real players. Don't waste their time talking to much because they already have others doing that. Go out find a seller that needs to sell their house and leave your buyer plenty of meat on the table and they will be looking for more from you. Things aren't always going go as planned, and if you have a good buyer they will help walk you through some of the rough spots. At 19 you have a great start, help others make a lot of money and you will benefit from it as well.

Go to a couple of meetings to get a feel for things. As J Scott said there are good and bad things and just be aware of them.

No, comps are just between your realtor and you. Talk with some local investors and see how they pull comps, you want to keep the realtor interested in working with you.

I think there are a lot more buyers in the market than a year ago and prices have ticked up. But if you really want to find those sellers that need to sell your gonna have to do some work to find them and they are out there. Having your real estate license sure wouldn't hurt I plan on getting one down the road, but if you team up with the right realtor that works as well.
