Not a good idea, find the deal 1st than the buyers will come, also you don't want them pulling funny stuff on you.

Check with your local REIA , Investors there will know.

Welcome Mike, this is a great place to stay on top of real estate investing info and questions you might have. Getting educated is great and finding out what you want to do but you need to go out and take action everyday.

I to would go with a CPA that knows real estate and will uderstand how to find things to your advantage or be able to deal with things that might not come up alot. Also, if you plan on buying more you will have that relationship built up already to take advantage of in helping you. Long term the money spent on a CPA will pay for itself.

I have not done to much abandoned property, so I am interested to hear what others do to, but I would check the city website also for info, or you could mail a letter and maybe they will forword it on. Stop by house leave a note and talk with neighbors to see if they know where the owners moved to.

I had a neighbor that lived across the street contact me on a vacant house that I have been trying to get more info on to see whats up with the place, so hopefully he can fill me in on what I don't know about the place already.

Tenant pays all utilities, but I will pay the water and trash bill if needed because that stays with the house if not paid. I agree with Kyle see what others are doing in your local area.

I'm a part time investor since '08 looking to go full time in near future, really want the freedom to do what I want to when I want to. I've hit a couple of road blocks but I won't let that stop me, no offers no deals.
