If you sign an exclusive with a realtor, you will effectively become his/her hostage.  Chance are, the realtor will steer you toward higher-priced properties and push you to pay above-market prices.  If you sign an exclusive, make sure that the agreement covers only properties that the realtor has shown to you, not an entire target area.

How do I know?  We just went through an ordeal with an "exclusive" buyer's agent who did all of the above and also tried to prevent us from buying a property that we liked.  The bastard relented only after I threatened him with federal prosecution on charges of committing mail and wire fraud.

Your GC should be bonded, insured and, if the state requires so, licensed.

Never mind the impeachment, watch out for the 2020 elections.   Changes in U.S. trade policies may negatively impact Midwest RE prices,  uncapping the SALT deduction - boost RE demand in high-tax states at the expense of the rest,  proposed legislations aimed at strengthening tenants' rights and depressing rents - dampen REI everywhere.
