Why do some Auction.com properties have a buyer's premium and others do not?

I am unable to discern a pattern.

If I were in your shoes, I would spend $400-500 on an engineering foundation report outlining the project's scope, get quotes from three foundation contractors (excluding the one you are working with) and then decide how to proceed.

Recession is going to boost the rental business by reducing the homeownership rate. In this cycle, on top of the usual hurdles, first-time homebuyers will face stiff competition from cash-rich institutional investors looking for higher ROI (e.g. ibuyers)

Take advantage of the U.S. becoming a nation of renters.

Sure, but having to submit signed/initialed disclosures with an offer goes beyond that.

We do not and, in fact, already have.  I do not recall having to submit Buyer-signed disclosures in Massachusetts and wonder if this is a requirement or standard business practice in Maine.

Our buyer broker refuses to submit an offer on a house unless we initial and sign the house's property disclosures form.  Is this a normal industry practice in Maine?

Hello,

I want to bid on a Fannie Mae REO located in MA. I asked a buyer's agent for a copy of condominium bylaws and a statement of financial condition. She responded "These docs are usually passed along after your offer is accepted:)". Is this a common practice to bid on a condo without knowing if it can be rented out and what kind of reservers the HOA might have?

My name is Alex, and I am from Eastern Massachusetts. I am new to real estate investing looking to buy my first investment property.
