Figure out how much house you can afford by getting pre-approved for a mortgage.

Start viewing houses - together.  If you cannot find a house that your wife likes and you can afford,  your wife may change her mind about buying a turnkey.

It may be too late to fire your no-good listing broker, but it is not too late to make her update the listing as follows:

1. Delete the property history. You don't want potential buyers to know that you paid $170k for the property.

2. Remove references to "sense of history" and "heritage-listed". You don't want to highlight that the house is old and may be expensive to maintain.

3. Add "Price to sell quickly at $22k below the appraised value!"

Minimalists sleep well and are better capitalized to take advantage of investment opportunities that periodically come along.

A sewer camera inspection would have probably discovered the problem.

We bought a reverse mortgage (a.k.a. HECM) foreclosure two weeks ago.   The property was priced 5% below an appraisal and the price was not negotiable.

It is hard to justify paying 24% over what a house is worth.
