It sounds like a good idea, provided that the conversion is legal. There is a YouTube guy ("Fruitful Investor") who makes a living converting SFH's into duplexes.

This does not necessarily mean that owning a property is cheaper than renting it because half of the rent goes to cover total operating costs (repairs, maintenance, taxes, insurance).   

It ii cheaper only if (mortgage + 0.5 * rent) < rent or, in other word, mortgage < 0.5 * rent.

I can't think of a good reason to have one's name on the title of a property owned by one's father.  Consider quitclaming the properties to your father.

Assuming no pet urine smell, I would put LVP over hardwood.

Pocket listings create an incentive for unscrupulous listing agents to underprice a property, get it under contract with one of their preferred buyers, collect a "finder's fee" and later run ads like "Sold in three days above asking price!".

No surprise here.  Employers at this level are not interested in unskilled workers. Try Walmart, Home Depot, supermarkets, et.al.
