Michaela G. The property manager company I have a maintenance contract with fits all of the parameters you listed and I think they may be a good fit. It's Citiside Properties and I do work very closely with them so I am a bit biased. They really do a great no at getting investors an excellent return and I focus on making sure their repairs are necessary, done correctly, and at a good price.

Karee Awls I very rarely have downtime especially this time of year, but when I do I work on my business (better processes, etc)
Chukwudi Motanya Citiside manages many multi family homes ranging for duplexes to 100 unit complexes. Give them a call and I am sure they would be able to assist you
Chukwudi Motanya I would recommend Citiside Properties, I am a bit biased as my company has a maintenance contract with them. They provide a great service and really focus on getting their owners the best return possible.
Savvy King I will do free assessments for investors that I work with a lot. I would prefer that they at least have it under contract, but if not it's okay. I am always driving around toy jobsite, so spending 30 min looking at a house won't kill me. I give a rough ballpark verbally to see if that is something they are interested in. Then, once they have purchased the property I will do a full bid on paper.

Yea, typically windows I charge $300-$400/window which usually equates to about $4k-$5k for an entire house. $10k seems pretty rough, I would talk with the gc about it.

To treat for mold: remove and replace damaged drywall, sister any deteriorated beams, treat beams that are good but with mold damage, repair water leak.
