@Roman Rytov I would recommend Citiside Properties, I am a bit biased as my company has a maintenance contract with them but they really do provide a great service and really focus on getting their owners the best return possible. I am sure they would be able to assist you.

@Rashad S. As I am sure you are aware, there are different levels of “rehabs” which some investors believe a $15/sqft job is a full rehab which it is not. I am a contractor in Atlanta and a $15/sqft rehab is basically interior paint, paint cabinets, countertop, new tile, new fixtures, flooring, etc but you have no room for any system upgrades or any problems to arise (rotted floors, faulty wiring, etc)

Citiside Properties is a young, agressive, rapidly growing Real Estate start-up company. The renovations/maintenance sector of the company specializes in small to large residential renovations along with maintenance on property management companies. We have a network of investors that feed us projects and it is our responsibility to renovate it for the new tenant or home buyer. This year, we are scheduled to complete 60-75 renovations and plan on constantly increasing the amount.

As a full time Assistant Project Manager, you will get excellent experience, knowledge, and growth opportunities in a growing renovation company. The responsibilities would consist of:

-Receive bids and negotiate with subcontractors

-Manage subcontractors on a day-to-day basis

-Manage the schedule, budget, and quality of work done on all projects

-Put together material lists and order materials

-Travel to all active jobs which are all located in the metro Atlanta area

-Correspondence with the client on any necessary tasks

I agree with Thomas on the issue, it's probably due to poor air circulation. Dehumidifiers are a temporary fix, i would check out the hvac system to see how it is working and ventilation in the bath and kitchen.

Sam Mitchell no problem, but just to clarify and be completely transparent, my company is lenox Renovations and we handle all maintenance and rehabs for Citiside Properties. My company is basically the in house maintenance company for them, so I markup some repairs and some I do not and get a fee monthly from Citiside to manage all work orders and correspond with owners about repairs as well. With an in house maintenance company you are able to know that your repairs are being done correctly and getting charged a fair amount as most normal property managers have no idea about repairs other than what their handyman tells them.

Sam Mitchell I am a contractor in Atlanta and work with Citiside Properties, a property management company that manages a lot of section 8 homes. I am a bit biased, but they do a really great job of taking care of your investment and getting you a good return. I would recommend reaching out to them and I am sure they would be able to assist you.

Ken Truong as others have mentioned, you will need a gc to pull permits. But for your conversation on handymen, I use handymen to install door handles, blinds, light fixtures, etc. and pay by the hour. I would not give any drywall work, framing, plumbing, electrical, etc to them as that is not their area of specialty. You may pay a handyman $25/hr to run plumbing for a bathroom and he may actually know how to do, but it will take him 2-3 days when you can actually get a plumber and he do it in less than 1 day. So it ends up being cheaper and you know it was done right.
