@Mark Showalter I would recommend Citiside Properties, I am biased as I am their 3rd party contractor and work very close with them. As a team I would say we offer management and maintenance services that are superior to other companies since I am a contractor and know repairs and we all have investment properties so we understand the business. @Korede Green To add on to what has already been stated here, I would also say one of the biggest factors would be volume. If you are only wanting to do 1 house vs doing 15 houses, it makes a big difference. If you have 10+ houses you will be able to get a different gc that works with volume and has lower margins like myself vs a one off gc that needs higher margins since he is only doing 1 job for you.

@Morgan Pen depending on what area you are talking about in Atlanta, an $700-$800k renovated house is going to have nicer finishes. Your construction prices are too low, to rehab the existing space you are probably looking at $80-$100/sqft depending on what finishes you have to use, how many baths, etc and $140-$170/sqft for the addition again depending on finishes, baths, etc. by the price point I am assuming maybe you are in Brookhaven, Ansley Park, etc and in those areas you will need nicer finishes

@Hieu Bui I agree with others that looks like you are missing a lot of items on the scope of work and the items you have estimated are 20-40% off.

Carolina lumber is actually more expensive than Home Depot, I get 1x4x16 primed for $7/piece which is used for window trim and 1x6x16 primed for $11.50/piece which is used for baseboards. I have used this for the last year or so in every single house and it looks great.

@Abhishesh Acharya I work as a contractor with Citiside Properties, so I am a bit biased but one of there primary types of properties managed are small multi family with offsite management. Pm me and I can give you their contact info

@Karen Kalina Looks like they are not skilled enough or know what they are doing with a job of this magnitude. As previously stated working in historic districts on historic homes is a whole other beast, they may have good reviews, etc but that may be in other contracting and may be on jobs not necessary to really pull permits (painting, tile, cabinets, fixtures, etc).

@Quest Web It really depends on the rental grade you are going for and the lot (is it level, do you have to do a lot of clearing/grading, how difficult to tap into utilities, etc). You could probably get it done for $80k/unit for a low grade rental (carpet, Formica countertops, etc) to probably $130k/unit for a nice rental (vinyl plank flooring, granite/quartz countertops, etc)
