Chris Brown a rental grade rehab is much different that a full or flip rehab. What he listed above was purely cosmetic (paint, carpet, etc). I don't know of any skilled contractor that would be okay with the owner coming by everyday on a cosmetic rehab. I have investor pricing and because the investors I work with usually were referred by somebody else, they know I do good work. If they came everyday and wanted me to spend an hr or so each day answering their questions, etc (because that is what would happen) then I would have to greatly increase the bid. If you just wait until each item is done at the least then you will get a better feel for the contractor. Now, if you have a rehab where you have significant framing, plumbing, electrical, etc then that is different. You do need more site visits for that. Nonetheless, bottom line is you need contractors you can trust. I have managed jobs remotely out of the state and only gone before, in the middle, and at the end of the rehab and it went well. Don't get me wrong, there was trial and error of finding a good reliable contractor, but once you find that contractor all you need them to do is send pics and videos and you will be fine.

Jef A. All you need is a trustworthy contractor that will provide updates and have good communication. Check out jobs they are doing now and see their work. As far as site visits go, I would say maybe once a week max. Especially for a rental rehab, it shouldn't last more than few weeks tops and it's usually cosmetic items for the most part, other than misc plumbing, etc repairs. Also, if I had an investor come to the jobsite everyday then I wouldn't want to work with them again. I would say meet them at the beginning and the end of the project, but that's up to you.

Tae C. Yes, I agree with Aaron McGinnis bullet heaters work the best. Also, I remove the fuse for the furnace so it is not able to be turned on before paint. If you leave the hvac system on while they sand drywall, all that dust will clog the filter and furnace and you will have to replace the furnace.

Basu G. I have done a lot of full rehabs on single family homes, but never on multifamily. I would say to go with a traditional hvac system, that is what most people are used to in Atlanta.

I was just curious, i saw one off ada ave that sounds like this one about 2 months ago and was going to say if that is the same one then your rehab bugdet is too high. But, a 50k rehab seems like a lot. Unless it is almost falling down, typically most of the houses in grove park that need a lot of work have been vacant for a while so it things like (hvac, windows, flooring, paint, misc electrical & plumbing, etc). I would assume as well that the house is not that old, maybe build in the early 2000's or so like a lot of those duplexes over there at that size so $25k a unit is a lot.

Regginald Lewis this is a long shot, but this property isn't on Ada Ave is it? I looked at one about 2 months ago that sounds the exact same as what you have mentioned.
