An $11k rehab for the damages described (carpet, paint, doors) is what I am saying I have never seen. Now if copper is stolen, concrete poured into sinks and toilets, etc then yes that would be more. I do rehabs on homes that were previously rented and not vacant for more than a few months at most. If you're doing wholesale deals, you're probably dealing with HVAC, roofing, water heater, etc. A basic rehab for a rental should never get to $10k. Now retail or wholesale is a completely different story which extends the scope of work.

Hello Chandra, I am with Lenox Renovations in Atlanta, GA and I am a third party contractor to a Citiside Properties. Of course I have not seen the house, but I have been doing this for a while and I have never seen where a tenant caused $11k worth of damage. With the picture and everything you mentioned, you're probably looking at half of that. I would love to discuss further with you and also go to the home to give you my quote. Citiside Properties took over from previous management so there were a lot of vacant and distressed home that needed to be repaired. I could send you before and after pics and how much the rehab cost. PM me so we can move forward

Hello, I would have to recommend Citiside Properties servicing all of the metro Atlanta area. I am actually the president of the third party contracting company that does all maintenance and rehabs, so I am very familiar with your concerns. I estimate/manage/discuss with owners on all repairs so I know the ins and outs of the business. I would have to recommend Citiside Properties, servicing all of the Metro Atlanta area. I am a bit biased, as I am the third party contracting company handling all of their maintenance and rehabs, but they manage single family and multi family homes throughout the area. Hello,

My name is Adam and I provide maintenance and rehab services for a property management company located in Atlanta, GA. I am looking for a full time maintenance handyman/contractor to handle day to day work orders for occupied homes as well as gets the homes rent-ready after a tenant moves out for a portfolio of about 250 homes. Does anybody know of a good handyman/contractor that may be able to assist me? Thanks
