Justin Westmoreland I would say we shoot for a minimum of 15% of the arv but we aim for 30%.

Jose Castillo First thing you need to learn is how to create a scope of work. I think you are on the right track with going through houses, going to Home Depot, etc. I would recommend start going to houses and creating a scope of work for each house on repairs needed. Then pay to get 3 quotes from GCs on each house with the scope of work you created. Ask them questions throughout the walk through and that will help you with the details you missed and how repairs are done. Then once you have done that one at least a few houses you should be able to use what you have read along with all of the gc quotes to get a rough pricing together. Over time you will correct it, tweak it, etc. Or you could find a mentor, etc to teach you and use their money to learn.

John Figueiredo I would recommend Citiside Properties, I am a bit biased as my company has a maintenance contract with them. They provide a great service and really focus on getting their owners the best roi possible. Also, not to bash a company, but I would recommend more research on meridian. Citiside has gotten some investors that previously used meridian and it was a nightmare.

Is this the one on Edwards drive? If so, good luck with that, that has sat for at least 1 yr. I looked into that one, there are liens on the house, unpaid subs, all the framing done is crap now, and it's going to be more than $125k to finish.

Dave Felts even with flipping, I still see a lot of what I believe to be unnecessary repairs. I haven't seen the home, but that scope of work is too much for a house that has an arv of $130kish. Did you make up the scope of work?

Hey Dave Felts this quote seems a bit high and I see things on there that with my knowledge of rentals and a glance at pictures of the property are not really needed.
