Hello,

I am contemplating sandblasting the exterior brick on a house I am flipping and am looking to see if anybody knows of a good sandblaster located in Atlanta, GA. I am mainly trying to remove excess mortar at multiple locations. I have never done this before, so am curious on how well it will work. Thanks in advance.

Joe Walter it depends on your situation, but why not just get quotes on houses from GC's , pay them for their time, and learn from the quotes and walk through. The other alternative is to get a construction partner, but unless you have somebody in mind I probably wouldn't recommend that.

Mark Cruse just make sure your water heater and furnace are venting properly. Typically your gas service provider will not turn on the gas if there are any issues and if there are any issues they will notate what is the problem and what needs to happen.
I agree with Dale Walker anytime you have uneven flooring carpet is the way to go. I would then use sheet vinyl in the kitchen and bathrooms. If this is a nicer area that demands better finishes, you may have problem with this.

The contractor really needs to know what he is doing when tiling a shower pan. You need to make sure the waterproofing is done right, the drain is put in correctly, and the pan is sloped to the drain. I have seen so many problems with tiling the shower pan it's not even funny

Tyler Hodgson not sure what the house looks like, but the scope of work seems low. A total budget of $23k when you are spending $10k on foundation work seems low. What kind of foundations problems are you having? Are you sure it's the foundation and not just framing? I don't see anything for hvac, electrical, plumbing, roof, water heater, etc. what kind of plumbing pipes do you have? Is electrical up to code? How old is the roof, hvac, and water heater? I think you need to get some estimates before you move forward on this.

I have no idea about pricing in Texas, but for a interior guy in Atlanta, my hard costs are around $35/sqft with mid level finishes

Marie Shaug never use a formula for a rehab unless it's a gut. Just meet a few contractors at the house and pay them for a detailed quote. That will give you more insight and a better understanding while be a low cost to learn.
