I don't post a lot of Before & Afters here (I know people get bored of them), but this one is so nice that I wanted to give some credit where it's due...

This was a three-way BiggerPockets partnership between @Todd Whiddon, myself and another BP member who would prefer to remain nameless (he shuns the celebrity lifestyle ;-).  We originally were planning on a very large renovation, but after digging in and starting work, we realized that tearing it down was probably the better decision -- so we went back to square one and did things right.  Good lesson that trying to save money by doing less can ultimately cost you money if you're not smart about it.

Todd did pretty much all the work, so he gets full credit...

Virtual Tour

@Todd Whiddon the pictures did not do justice to the remodelafter the virtual  tour I couldn't pick up my jaw from the floor OK nice again very well done.  The virtual tour is easy to view on portable devices which I know will help you guys get some buyers.

I notice you are at the top of the market for that area.  That always scares me.  How do you know that you'll be able to sell a much bigger better house (at a bigger better price) in an otherwise "average" neighborhood?  And what made this house or this lot stand out from the others as a great pop-top possibility?

 We're actually selling this house just down the street for 700k and closing on Tuesday!

The neighborhood in Atlanta is RIPE with investor activity and is transitioning rapidly. I'll go into more details on the real estate side of things in a few, but for now it's FRIDAY FAMILY FUN NIGHT!!

@Todd Whiddon  Well done again!  I really love both of them and congratulate you on your finish selection being differentiated.  

How much are you budgeting for landscaping?  I see a wide variance amongst investors on this finish.

     Rick-

    Little as possible!  I've never had much of a green thumb / interest in landscaping, and most of the landscaping at my projects suffers because of it.  I tend to focus most of the budget cool stuff inside tile, trim, ect.   We did sod the entire yard since it wasn't that big, but didn't install irrigation.  We spent some money at the front of the project renting a bobcat for bamboo removal "much like at your pop-top house" and also installed a new fence.  I've been pretty happy with the landscape install guys we've been using lately and happy to share if you could use some additional folks!

    For a yard this size or a little bigger we have been in the 5-10k range with the higher end of that spectrum including irrigation if we install it.  For our larger builds we have been in the 20-30k range for landscaping which includes more sod for bigger yards and more/better trees and bushes.
