All 12 of our SFHs and duplexes are in, some of them unexpectedly early.
I am reminded that the Phoenixville code inspectors -- who come around each year -- look askance at the use of portable space heaters by tenants -- mostly bc of the dangers of tipping, damage to cords, and fire hazard from folks trying to dry damp clothing on them. They will issue a violation if it looks like such units have even been used recently. Remind LL of this; if he decides to go electric he will have to install immobile, cordless, baseboard-type units. Best way forward IMO. FYI, Boro is concerned about the mold risk to ducts in properties with a history of flooding; some Pville LLs have been known to just sweep out the water after a summer flood, and fire up the HVAC the following fall without further inspection or remedy. In early 2016, I bought a Pville prop whose owner had suffered tenants to live there for *two years* after the ground-level furnace had been redlined by Codes due to flooding!
You are out of luck. You have no right to heat of a particular type, just reasonable heat in the living areas. Landlord is in compliance with Boro edict as to the heating system. Work with Landlord to emplace thermostatically-controlled electric heating units as required, in exchange for a modest rent reduction/refund covering the winter months (Nov-Feb) only. You buy them, and take with as personal property when u go. Do not break your lease unilaterally.

Seeking PM to handle eight SFHs and two duplexes in high-demand areas of northern Chester County. All units are in good shape, located in high-demand towns, and have 5-12 year continuous rental histories.

We have never had a deadbeat, police incident, or eviction. This is easy money ! You'll perform rent-up, repairs as needed, and turnover work, while we retain rent collection responsibility and most financials. Fee proportional to duties.

We will be traveling abroad, so our PM must be a solid communicator and not require hand-holding in routine matters. Turnover of our portfolio to PM can be gradual or all at once, as negotiated.

We rehab, buy, and hold in Phoenixville, Downingtown, and Spring City. We're just starting a brick duplex on Bridge St and just finished a rehab in Spring City that had an overwhelming response, more than 50 inquiries. The duplex was found off market and we bought Spring City from an estate.

We're looking for a wholesaler or run down property with good features in these areas. Any ideas, please contact me.

We have houses in Phoenixville and Downingtown. Good schools and strong rental demand.

No, don't know specifics on the house or situation of the owner, but have seen the house and have seen the tenants or owners, a guy and girl.

We invest in Phoenixville and think you should call the codes dept at the borough to see if the apartment above the garage has ever really been granted a legal rental permit. They run a pretty tight ship and are careful with above garage rentals. We've heard about a case where someone tried to sell a Phoenixville house with a non-legal garage apartment where the tenants created noise, had parties, and bothered the neighbors.  This dispute went all the way to a state court. So, in essence the 2nd unit had no value to an investor b/c they couldn't rent the space.

Is this house near the corner of Dayton and St Mary's? We buy and hold and don't wholesale, but think a good method might be to ask your flippers or buy and hold buyers what they're looking for and where, then find them that house. 1000 sqft is very small and most families have alot of stuff and wouldn't even look at a place that small, limiting the tenant pool who would demand that space. Look up the assessed value of both parcels on Chesco's property assessment site and by comparing the relative values, estimate the additional MAO that you would offer for the house with garage.

Very nice work, gents. Looks just great. Would like to do a partnership like this. Mostly do rehab and then hold as rental. We live near DC, but our farm is in Chester and Montgomery counties outside of Philadelphia. Have family there and find the price points more manageable. We have a piece of land that we subdivided last fall in the path of progress and would like to partner with a builder, contributing the land to a new house project.
