Hi,

Quick question - how did you finance your first deal? I am in the process of looking to flip my first home and would like to know how you financed your first flip. Additionally, has anyone done a hard money loan? If so what are your thoughts (pros & cons).

@William Rose yes, please do! I was with long and foster in Abingdon with mike and angie, there office was nice and a handful of the agents were helpful. They do offer traning classes and they go out on Tuesdays on tours. The only thing that I would say is be mindful of your mentor. When you affiliate with a brokerage ensure that you are getting the best training possible and your mentor is as helpuful as can be... I am meeting with long and foster in Belcamp on Monday. Ill tell you how that goes!

Hi William, we went to tech together lol :) Im am a licensed agent and I am happy to see that you have passed you exams to retrieve your license; you have great plans and ambition which will lead you far. What I have learned is that the classes are nothing like the actual business. I would learn as much as possible within the business to make you successful in the long run! When I first started real estate I learned that we were not able to do Cold calls. So, I made a flyer with my professional picture, name, brokerage (lnf), contact info and a catchy slogan, sent 250 flyers to my local post office to be mail out within specific routes in hark (it cost around $500 including printing, paper, and mailing) and received soon much business!!!!! I think that this is a great way to advertise yourself! Additionally, make sure that you get a great mentor to help you along the process with your first 3 deals if you do decide to go with lnf! Lastly, which office are you planning on going with? lnf abingdon, bel air, or bel camp? Good luck, keep in touch!

Hi Suzane, Russell in 1000% right. Additionally, can you go into depth when you state that working with multiple realtors will provide you more access to more properties? Just curious as to all agents view all properties the same way. For an example if a client is looking to buy a 3bd 2.5bath under 275,000 etc once searched in the MLS you will receive the same feedback from each agent regarding their findings due to them all looking at the same information (hopefully that makes since). Here in MD all agents view properties through the MLS using MRIS yet, this may be different in florida. Also, an agent will ask you if you are already working with another agent due to the fact that if you are and if you have signed an agency agreement, the agent asking that question can not come between that agreement between you and your current broker due to the current contract. Lastly, if you do sign an agency agreement, and you feel as you are not gaining anything from the current agent, I would first recommend talking to the agent and or broker first. If no changes then you are able to terminate the contract due to the agent not doing their fiduciary duties but, I would review the terms of the contract before considering termination.

Hi Reen, Congratulations on passing your exam and affiliating with a brokerage! I am also a new agent in Maryland (Just affiliated with long and foster not too long ago). My advice is get with a mentor and learn as much as you can. This industry is very competitive (due to so many agents trying to do the same exact thing that your doing). Set yourself apart from others and be the best that you can be in the industry! Everyone loves an honest agent :)
