Great Thread.  As a local Bronx resident, info in the post is useful.  I've been away for a while because it seems like investments in the bronx are very costly.

I am really interested in REI just haven't made the move yet.

I am looking for a MF for buy and hold in which I would live in for at least 2 years.

@Account Closed did you post details on your foreclosure purchase anywhere in BP?

@Raphael Thomas I'm right there with you still doing as much as I can to learn about RE. In regards to finding a mentor, I would say start by attending networking events such as BP meetups and REIA events for both NJ REIA and NY REIA (google them and you'll for sure find something) also use meetup.com and find real estate meetups and you can meet a lot of people this way.

At these events focus on meeting new people and learning about what they can do and how you can help them before you jump into asking about asking to be mentored and over time and organically you can attain a mentor.  Also check out this Blog post on finding a mentor.

@Hanan K. Congratulations on being pre-approved, shows that you have taken the first step in becoming an investor.  Right off the bat I would fire the loan officer, if you aren't comfortable with him and he is not communicating with you its a early sign of what is to come.  You can definitely find other officers.

great information on the 203K loan, something I've been very interested for a while.  Still in the process of saving for the down payment but I'm pretty sure I'm going this route.

@Account Closed although my experience is limited I have heard that NYC is a tough market for Realtors but that's just what I've heard through the grapevine.  I know of some1 who began his realtor career in LI because he mentioned that NYC was too much of a competitive market.  This is not to discourage you but encourage you, if this is the path you want to take it will take work but it will be worth it.

@Dawn Oree Congrats on your first major step.  You have taken action which is one of the most important items.  You will ifgure things out as you go I'm sure of it. I look forward to seeing your progress, you should think about starting a post that you walk people through the steps you are taking.

As for recommendations, I don't have any BUT I would say go to meetup.com and see if you can quickly search for any local REIA groups and ask for references there Good Luck
