Did you checking the Zoning for the property with the county/city? If you have not done it you should start there.

Like @Account Closed said it is harder in our market than many other places doe snot mean it cant be done. One thing to keep in mind is that you have to be careful when you are buying and make sure you ready to hold for long time. So this may not be the best time to buy unless you know you are getting below market.

One of the  reason people like me are hesitant to post in threads like this is we always seem to have people calling this speculation and not investing. Funny thing is most of the time the people who post the speculation part have no experience with the area but chime in to threads.

@Wes Blackwell. You are realtor and local to Sac and I do appreciate you sharing the data and that's what I started my previous post with. 

I never said I had all the facts about sac. Like Amit M pointed out above in the last crash sac fell quite a bit and because of where we are in the cycle we need to be cautious. I think no matter where some one invests if the market has gone up significantly in the last few years one needs to pause and think before they invest. May be I am more conservative than most people.

@Wes Blackwell Thanks for sharing the various data points about Sac.

As some one who is actually considering the Sacramento area and have not seen anything that has yet convinced me makes me want to invest there in this part of the real estate cycle. Sacramento has also appreciated quite a bit from 2012 so I am not convinced that it will keep going up much more.  

I fee  that you are pushing Sacramento too much and painting only the positive and not including any negatives that go along with it. I have seen many post from you over the last month and you bias for Sac is showing :)

@Wendell De Guzman Glad that you replied to the thread with your side of the story. I am sorry that you also lost money.

I have a couple of questions for you.

1)Was Garret Paying you for refer him customers? I know some people get referral fees in this business for sending them new business.

2)You planned to close on the property but realized that you were losing your money also and now could not do close with Sylvia. Did you provide the information you shared here with Sylvia (the reason I ask is because Sylvia says you stopped communication with her)

I hope this is a lesson to all of us reading that we do our own background check and not just go based on reference. And when you refer someone you be cautious as to who you are referring and not use language as “trust someone with your life” as this creates a false sense of security to the other person.

@Harini Rajendran welcome to BP. I understand your concerns about the price points in the Bay area and wanting to invest some where you can get for lower cost of entry and cash flow if that is what you are interested in. But it is risky investing out of your local area as a Newbie. So please make sure you read and learn before you jump in.

Please make sure you meet the team and do background checks before you invest or partner with some one. If something sounds too good to be true it usually is.  Go to the area you plan to invest in and learn about the area before you buy. In many of the mid west markets from what I have read things change from block to block.

Just because you meet some one on BP does not mean you can trust them with out background checks. Do the proper research before you jump in.

@Diane G.  We were looking at multiplexes  and condos in 2011 time frame in Fremont/downtown San Jose along with two other friends.  We were making offers but very conservative as one of the friends was very conservative and lost most of the offers by 5k.

I really wish when we realized the friend was overly conservative we should have made the offers alone :(. 

Most of the condos have tripled now.

@Diane G. I totally understand your frustration with finding a property for investing in A class areas. We also want to invest in A Areas but finding very hard.  We may also need to expand our search criteria.

 There have been some good suggestions in this thread and hopefully something works out for you. Its great that you started investing when you have so you have made some good money already. I also wanted to say that your threads have been a interesting read for me so keep posting.
