Property Management Poconos
Anyone have recommendations for a property management company in Pocono, PA area?
It would be for a Single Family Home; 3 bed, 2 bath.

I tried a couple of property management companies or ''want-to-be'' property managers and in overall I wasnt impressed and found them not professional enough.
If you look at the overall numbers, the Poconos area has over 1,700 active SRT listings and +90% are owner-managed. If you are an owner and if you have the time to dedicated for your STR business - that's the ideal scenario because nobody else would have more vested interest than you in making it successful.
However, if you are an investor looking for passive income or planning to scale your STR business, its paramount to have professional help.
Most property management companies will charge either a flat fee or a percentage of the revenues that could vary from 10-20%. During a good season, an average 3-4BR property makes 6-8K in revenues, so you are handing over 1.2-1.6k in that month - that's a considerable stake of your margins.
Few property managers are willing to enter performance-based contracts where compensation are tied to clear performance indicators. That's for me a clear no-go signal.
How is your experience with property management companies so far?

I'll try to see if I can find some contacts. Poconos is not my main area but I do know there are a few management companies in that area.

@Mike Sierra Some townships in the Pocono's have specific requirements regarding rentals. You might want to explore the requirements where your property is located. In the event you have an emergency you might want a handy man that lives local on call. As mentioned all townships are not created equal and it appears shortly most townships will have requirements in place. Good luck

Hi all, I'm still interested in selling 30 acres in Monroe county, PA (near Green & Sterling Rd.). Can anyone advise on how the market is doing with land for sale?

Hey guys- i'm having a hard time finding a reliable cleaner in the Poconos. I have a STR in Gouldsboro. Do you have any cleaner recommendations? Also, it seems extremely difficult to find a handiman that picks up the phone out there. If I find someone, I'll let you both know. :)

Have you tried turnoverbnb? Also facebook groups are a great place to look. Look for Pocono Owner Airbnb facebook groups and post that you are looking for those people. Also I'm starting a concierge service up there and looking to take on new clients soon. If you are interested, you can send me a DM :)

It's a big area so you are most likely to find handypersons and local boots on the ground by visiting the rental office in each community. Bulletin boards have business cards, the POA newsletters have ads from service providers. Help is there, it is just very local.

This is a fantastic question, thanks for asking! When people reach out to hire us, I've noticed that the most savvy owners have arranged a list of questions and have actually interviewed us. Many of the questions we get asked typically revolve around the following:
1. The leasing process - How are properties marketed and advertised?
2. Background and screening of applicants - How do we verify income, and credit worthiness?
3. Maintenance - How fast are we making repairs and how are we choosing cost effective vendors?
4. Pricing and Contracts - Is there a long-term contract and is there a cancellation fee?
This is just a glossary of the common things you should ask, but the more you can think of the better! Property management is a comprehensive service, riddled with liability, and the more questions you ask the greater likelihood you'll have better luck finding the best service provider.

In our experience, the #1 mistake owners make when selecting a Property Management Company (PMC) is ASSUMING instead of CONFIRMING.
It's often a case of not doing enough research, as they don't know what they don't know!
Owners mistakenly ASSUME all PMCs offer the exact SAME SERVICES and PERFORM those services EXACTLY THE SAME WAY, so price is the only differentiator.
So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.
EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean? What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.? You’d be shocked by how little actual screening many PMC’s do!
This also leads owners to ASSUME simpler is better when it comes to management contracts.
The reality is the opposite - if it's not in writing then the PMC doesn't have to provide the service or can charge extra for it!
We have a 14-page management contract that we've added our real experiences to over the years, with the intent of protecting both us AND the landlord. Beyond the Monthly Management, Placement & Maintenance fees, all other fees in our contract are IF EVENT -> THEN fees.
We don’t know any PMCs to recommend in the area mentioned, but since selecting the wrong PMC is usually more harmful than selecting a bad tenant, you might want to read our series about “How to Screen a PMC Better than a Tenant”:
We recommend you get management contracts from several PMCs and compare the services they cover and, more importantly, what they each DO NOT cover.
EDUCATE YOURSELF - yes, it will take time, but will lead to a selection that better meets your expectations & avoids potentially costly surprises!
P.S. If you just hire the cheapest or first PMC you speak with and it turns into a bad experience, please don’t assume ALL PMC’s are bad and start trashing PMC’s in general. Take ownership of your mistake and learn to do the proper due diligence recommended above😊

I would like to check in to see how things are going with you with the STR Market in the Poconos.
I myself am a STR consumer of the Poconos, as I am there all the time during the winter. I live in New Jersey, about an hour and a half away. I currently work a fulltime job and I am trying to get into Real Estate.
I am looking to close my first deal in the Long Pond/Tobyhanna area. The thought of managing a property while living 90 miles away can be quite intimidating, especially the fact that I haven't heard many great things (or many things at all) about the services in the area!
Being new the Poconos Market and Real Estate overall, do you have any general recommendations for me?
Also, where do you think I could find some reliable Management Companies, Cleaning Services, and Contractors in the area?

You will find there is a wide variety of property managers across the Poconos, ranging from generations old, real estate agency based "legends" all the way to upstart co-hosts who might own a property or two and are growing their enterprise by managing a few extra properties. Ideally you want to find one with a few properties in your community because the Poconos is a sprawling 4 county region and it takes 90 minutes to drive from one end (Milford) to the other (Jim Thorpe). If you are interested in networking with other owners and property managers, I suggest you consider following the local rental alliance called Poconos Association of Vacation Rental Owners
