@Jerrod Mink Hey Jerrod! So how did it go woth Beyond Pricing? Did you end up using the tool? Any feedback?

@Tim Schroeder hey tim- all in all, most guests are awesome. However, there are guests that will complain regardless. Ive thought about gift baskets but…. Do I really want to read a review regarding how they would prefer oatmeal cookies over the chocolate chip cookies that I left out? One thing that seems like a big hit is a loaded spice rack.

@Joe Splitrock Hey Joe - From what I understand, Evolve provides services a la carte so someone can pick and choose different levels of support.  In addition, there is no contract commitments and can cancel at any time.  My intent of the post was to simply ask if others had experience with Evolve and if so, do you lose future bookings upon cancellation.  I have read multiple books so far about short term rentals and posted because I wanted feedbck from more experienced investors.

The question about how the heck others remotely manage was a rhetorical question.  There are many details to address....

Good morning!  My wife and I close on our first short term rental this Friday in the Poconos. We are contemplating hiring Evolve for only 3 months to help us with the initial startup phase (housekeeper and maintenance contacts, setting up the rental description, photos, initial rates, etc etc) until we get our feet wet. We honestly have no idea what to expect…

So what happens if Evolve acquires bookings 6 months from now? If I leave Evolve, do the future bookings stay with the property or do they remain rights of Evolve? How the heck do long distance owners remotely set up their houses for short term rentals?! I have been using my local realtor for contacts but it’s been hit or miss. I’ve also joined the community facebook page but was just wondering best practices that you’ve seen as most effective.

Looking forward to the journey… and im sure that there will be many lessons learned :)

@Soniel Estime Great advice Soniel. Where’s the fun in learning all this stuff, taking classes, listening to podcasts, and reading the BP forum every day but NOT pulling the trigger on a first investment property.

Hey Nathan - an oldie but goodie...."You miss 100% of the shots you dont take" (Wayne Gretsky). 

You are obviously intrigued by real estate investing or you wouldnt have spent all that time on YouTube videos and the training sessions.  Become laser sharp focused with one specific strategy, run your numbers based upon your learnings, have a seasoned investor check to see if you missed anything significant, and maybe choose a "not so expensive" property as your first attempt....  and just go for it.  You might just surprise yourself and exceed your expectations!  

When I become hesitant, my focus returns back to why I wanted to invest in the first place.  There are always reasons for talking yourself out of investing on a property....do your due diligence and just go for it!
