@Mike Sierra Some townships in the Pocono's have specific requirements regarding rentals.  You might want to explore the requirements where your property is located.  In the event you have an emergency you might want a handy man that lives local on call.  As mentioned all townships are not created equal and it appears shortly most townships will have requirements in place.  Good luck

From what I understand different townships are taking different approaches.  Some completly discouragne short term rentals, others require the payment of hotel/motel tax and financial penalties for violations (noise, and occupanc, etc.). Research the requirements for the area you may be interested in.

Many townships in the Pocono's have passed or are passing Code requirement for short term rental properties. The restrictions, fees and taxes would need to be computed into your ROI. Check out the Township requirements prior to buying, avoid surprises.

@Eddie L. You should compute what your monthly carrying costs are going to be in order to get the house into functional condition. Monthly HOA fees, electric utility costs, water and sewer, insurance, permits, etc. and what will be the after repair value. Get your Realtor to give you information on what similiar houses sold for in the last 90 days; determine on how long the property has been on the market. Usually when you need roof repairs that is the tip of the iceburg. Meeting you half way may not be good enough. Don't get emotionally attached to the dwelling that's when you start making mistakes. There are numbers of houses available within that community, you might cnsider looking at other puppies in the litter. My food for thought.

Welcome to the BP family; the areas you mention the prices will vary. In the Tannersvillee area you might check out Bartons Glen and Cobble Creek;; in the Tobyhann area you might check out Pocono Farms;; Emerad Lakes is one you should not overlook; Another excellent property to consider is Hemlock Farms. In your number crunching you need to cmpare price and HOA fees; some Associations do not look favorable upon short term renters while others do. Some charge a fee for short term rentals so make sure you check out these items. Good luck

Welcome to the Bigger Pockets family.  The Pocono's has a wide range of investment types, buy and hold, flippers, short term renters, seasonal renters and long term renters.  Plenty of room in the pool for everyone.  Deepends on your investment goals and what part of the investment arena you are interested in.  You should explore the area(s) before you commit; the Pocono's are similiar to Long Island, very diverse, seasonal, commuters and natives.  Determine what you are attempting to accomplish and the funds you have available and start exploring.  Hope I've been of some help.  Good luck.

@Enrica Naveja  Welcome to the BP family.  You might think of a different criteria in evaluating developments.  In APCP which has close to 4,000  homes and 14,000 residentsl last year had 241 home sales, 219 under $90,000 and 22 houses sold for over $90,000; this did not include 18 custom built homes that were sold in the $200,000. range.  Just a different prospective and food for thought.

@Anthony LaBarbera  The Pocono water parks have caught on and the Kalahara Water Park will soon be the largest in the US.  They are going to improve the Route 80 exit ramp in Tannersville which will improve traffic flow in the area; another hospital is being planned for Tannersville, which will also imporve quality of life for the area.  As you have indicated, you have grew up in the area, you will appreciate how much the water parks have contributed to making the area a 4 season resort destination.
