The larger properties do much better in terms of total revenue per bedroom than the small 2-3bedroom homes. The smaller homes you have a lot more flexibility with stays and can get booked last minute for shorter stays while larger properties tend to book much further in advance. You also benefit from economies of scale with larger properties. For example, when comparing a 3bedroom vs 6bedroom that’s double the amount of bedroom but expenses aren’t double. Depending on the amenities provided, it may be 15-20% more if excluding the pass-through expense of cleaning fees.

The Poconos has been extremely competitive. That being said, there are plenty of things you can do to rank higher on Airbnb algorithm but you will likely have to in invest in a hot tub as well. Shoot me a PM and we can discuss further. I’ll be happy to connect and offer some tip 👍

Woah, what an awesome home! Love the design features. The outdoor sauna and hot tub must be a big hit.

We manage property in Lake Harmony and you can make so much more if you self manage or use a local operator other than Evolve. Based on our clients experience Evolve doesn't do a great job with optimizing pricing, providing a good guest experience (reflecting into negative reviews), and aren't a complete hands-off experience for the investor - if that is what you're looking for. 

@Mark Shay will definitely point you in the right direction when it comes to purchasing a STR in the Poconos.

He is very much in touch with the local news/regulations and investor-friendly.
