@Tyler Helton

They do in my state.  Get a good agent in your corner to guide you on this as well, not the listing agent that works for the seller.

Roughly 85% of buyers and sellers work with the first or second agent they meet. The most impactful thing you can do, especially right out of the gate, is focus on pure volume of conversations. I'd recommend 250 contacts a week when you are starting if you want a high level of success.

@Account Closed

We've built the last two homes we're in and had some success with with it.  It can be done!

We charge a minimum - otherwise we wouldn't be able to cover the overhead. It's the only way to get good agents to work the price range, otherwise they'd just sell a few $250's vs. 10 $50k's.

@Patrick Britton

I've had licensed help/assistants/transaction coordinators for the last 4-5 years.  It was the best thing I ever did.  They are much better at that stuff than I am, and it allowed me to focus on dollar productive activities.  If your person isn't taking tasks from you pro actively or you are having to retrain on things, then you might have the wrong person.  The biggest mistakes we've made are in poor hires.  It's better to miss a good hire than it is to hire a bad one.

In the meantime, see if there is an agent in your office that is slow that could handle some of the paperwork/listing entry/transaction management for you on a short term contractual basis.  This has worked as a good band aid for us in the past.

@Jasen Pyles

We like OKC.

-bigger market

-trending positive

-great cash flow properties

-OKC is just more cool than Tulsa (we might be biased)

hey @Sarah Ann Stites

Check out orec.ok.gov for the applications. You will need to do a background check, take a 90 hour class (online or in person), pass the state exam, and find a broker to hold your license. We usually recommend Charles Barnes for online classes.

@Sam Alberry

Most good agents won't have a problem interviewing - just be up front with them.
