Who is showing you the properties? It's usually a Realtor. 

My agents understand that we are no longer the gatekeepers of the information, and most of our clients are just like you.  They prefer to do their research for homes online.  The value my agents provide is now in taking great care of them through the entire process.  You can do all the research you want, but nothing trumps real world experience.  Our buyer agent team beats the market 8 out of 10 times on negotiations and guides the client through the entire process.  There are a ton of moving parts, and a local expert is invaluable.  

The big question should be which agent is going to provide you the most value and look out for you?

Are you trying to buy properties off of the MLS to wholesale? If they were on the MLS, why would your investors or other investors not buy them before you do?

In Oklahoma, that would be considered a real estate licensed activity, and only legally paid through the broker. The only difference here is that the buyer is paying instead of the seller.

How are you finding these properties? Are they being advertised by an agent? 

In our area, the listing agent charges the seller a set fee, and the listing agent is responsible for negotiating the commission with the buyer agent. Typically, if you really "found the house without an agent", that would be called a for sale by owner or an off market property. Who do you think has paid for and built the framework for you to so efficiently weed through thousands of properties with the click of the mouse? It's the agents and their great vendors they pay. So if I, as an agent, am doing all of this, then it's up to me on whether or not I'd like to delegate showing the home and working with the buyer directly for a part of the commission.
