We use targeted sponsored facebook ads that drive traffic to one of our lead capture sites.  It's part of our overall growth strategy, but there's a lot more to it than just throwing an ad on facebook.  How long have you been an agent?

I think we're on the same page there. The seller is the one who pays and negotiates with the agent fees, not the buyer.

I get that you are indirectly paying the agents - yet the commission is between the seller and agent.  

I can also appreciate where you are coming from - your logic makes sense.  Put your agent hat on for a second though - how often do you think we get people asking us to reduce fees for them "being their own agent"?  There's no way for us to know how educated anyone off the street is.  At least with our laws, we have to provide a certain level of service and duties.  You also mentioned that you are just starting out, so I would imagine there are things that you don't know you don't know yet.  From the agent's perspective, we have to assume we'll be doing both jobs.  Do you also let yourself in for inspection and appraisal?  What about getting your contractors in? 

Is the agent cutting commission really important to you or is getting the property at the right price the most important?

This is absolutely normal in our state.  As an broker and agent, any time we interact with the "public" (for example in a transaction) we are required to provide a certain level of brokerage duties, ie fiduciary, etc.  

Also keep in mind that using an agent on the buyer's end doesn't add any cost.  The seller pays the agents, and very rarely will you find an agent that will reduce commission due to you not having an agent.  They are doing the work of two agents throughout the course of the transaction as well.
