Does any Texas landlord has receiving money from this program ? I would like to know how long ? Our tenant has 2 months behind the payment, we has filed this program 2.5 weeks ago and still wait. Thank you.

Hi, Im from Texas, I have similar situation. Our tenant owe us for 2 months of rent, she was applying rent assistance about more than 2 weeks ago. We also did filing it for her a week a go, since she is an old lady maybe will help to back up her applications. I am not sure how long the process will take, maybe different state has different procedure. but when I see our status the application is saying view additional document needed. We had attached our documents from ours, i've verified the tenant to allow her to accessed our account from her status to complete her document that needed. When we called texas rent relief, the lady told me they are most handling with tenants application and told us to wait if we did our part. she didnt even ask the application name to check the status. What should we do ? we dont know if there is any errors or incomplete of her application. She even asked me several time to send her copy of her lease, and yesterday she said she had a problem with their website, and had tried to call them. I am curious if the state really will help if not we will have another problem for eviction.

After today we will change the lock. We got tired of it they keep coming to clean up their left over their junk. They weren't moving very fast. Its beend dragging to 1 month. About the month to month charges, that's our fault, we didnt catch it.

The tenant has been rented with us for 3 years. The tenant has ended their renting on june 30rd, technically clear their stuff on July 15th but the people still come to property to clean their outside junks till now. Their still hold the copy of the gate key. They had paid 1 week an extra rent. They had surrender the house key on July 15 but they were have the copied for the gate key since they wants to do clean up their overly stuff. Also we found out about their contract, their have been missing out the payment for $50 increased for not renewing contract. as  for 2 years as month to month payment it have not been collecting, this is our fault for not remembering and not reviewing their contract. So What we have to do about this situation ? This tenant is pretty nice, their just have so much stuff that they can handle.

We purchased of 10 acres land with mobile home in it few years back in 2012 in venus TX. close to Midlothian TX. The mobile home is still livable maybe need to some update now. its 1997 years old mobile home. We have been renting out this property and have made few repairs during all the years such as brand new roof and new complete AC system plus water heater. With all now the housing prices keep moving up, now we ready to do something about it so we can make little more money and were thinking to subdivide by 2, build the house and sell it. We have talked with the realtor that we sold that property from, now she just gave us the info, said the property under 60-70% flood plan (100 years flood zone) even though it hasn't never flood. She didn't told us when she sold it to us. Ive talked different other realtor, she told us it would be better sale as is. If you guys in our shoe, what you would do with this property ? or keep renting it ? Thank you.

@JD Martin @John Underwood Thank you for your advices. we are thinking to get more deduction for our main job income. These are just an extra, Well...we will be trying to do a home work to find another property. 

What would you do to help reducing your taxes with your rental property income ? we have more income from our rental homes this year which is a good thing but other hand we will pay more taxes next year. Any thought. ?

We have 1997 mobile home property sits in 10 acres land that we rent it out. Recently we had storm and blew off the roof shingles off, we have a roofer came out and checked he found couple spots hail damages. Is it worth to claim to insurance co to replace the new roof then we get the record claim and the rest of our insurances will go up next year or patch them will be enough ?. Would like you guys opinion about this. Thank you.

Thank you Jerel, I didn't response his last message unless he wants talk to us nicely. Technically he let it become the problem and he didn't notify before the problem occurred. He accused us not maintained the property (he should say maintain his property). He told us he knows the law and we are liable, but i have asked around and even called the arborist, and everyone answers are the same like you guys said. As today he is not send me any retaliate messages, let see if he does file small claim court.
