There is absolutely no reason that the buyer should have spoke to your tenant behind your back. I would start the process immediately and give notice in the proper way required by your state. Others can comment on Texas Eviction process that know those procedures.

As far as the Earnest Money Deposit, read the contract that you signed and see what the contract stipulated as far as how that would be handled. If they aren’t sticking to what the contract said, find a way out of it as soon as possible.

A real estate agent would watch your back through all of this and answer these questions ahead of time. I realize that’s too late for this current transaction but if you happen to get out of it, consider hiring a good agent for your next attempt.


 I agree they shouldn't and my tenant shouldn't bypass reaching out to them directly but i think i can understand her concern about her lease and want to find out the new owner. I will be reaching out the real estate lawyer or agent. Thank you for the inputs you guys here.

Hi, I hope i post this under right category buying and selling discussion.

We are private owner, currently own a rental home in dfw and occupied with a good tenant (suppose), she is a single parent and work as a hospice and she is been good paying tenant. Her contract lease renewal in August. I dont know if my writing can put this right explanation. but Hope find some people here can enlighten me and guide in right direction. 2 weeks a go we signed the agreement that came the mail from the company that cash buyer, please dont judge ..why because its a decent offer since the house needs a lot of cosmetic upgrade if selling with traditional market. also we dont want go to showing and all that. Now the issue ..the tenant claimed can't afford to move and she spoke to the company and told her they honor the lease till the lease expired and flip the house. We thought they are an investor rental business. Even so ..were they being appropriate talking with my tenant while doing the buying procedure and give my tenant anxiety. Also about earnest money, in the letter they will $500 for earnest money but they dont send to us, they said they give to lawyer. Would that be send after closing ? by their lawyer ? Currently my tenant hold the payment because she is looking a new place. Should i start send the demand letter and begin eviction or cancel the selling. We decide want to get out the real estate, anyone has similar situation ?

Thank you for all responses. Our rental property allow pets, we charge flat fee for $650 but they claimed has no pets. We stated in the policy if we find the pet they obligate to pay $650. Or Maybe we should hand them to property manager or real estate lawyer since we will always bend over backward toward other people and at the end they're  taking advantage of us.

My husband and I own few houses for rent for additional income. We have 2 family moved in few months back at our properties. These 2 family have the same issue…"sneaking" the pet while they signed without pets. One family agreed to deduct from their deposit. But one lady who live on our other property claimed that's her daughter's dog only for visit.her daughter visit a lot and bring the dog with her. I addressed this with our tenant and she started complain about the house conditions such the carpet, window blind etc. I gave her the paper list but she hasn't returned it to me. Today I was in the area and swing by for pick up pot plants because its freeze tonight, I saw the front door open so i knocked, saw the dog again. I know it's a small dog, maltipoo breed but the fact she let her daughter bringing the dog to the house without our knowledge. What should we do?. We are a small business owner, with all the maintenance and labor cost uprising and we are charging rate under market value to help, this kinda slapping our face.

 I see, so there is no successful story yet getting money from this program.

I hear ya.. we all are.  thats why i am not sure if TRRP will help.What I read in TRRP application doesn't allow to evict during that process, i am vaguely what to do for this situation if i need drop the case and just send the letter to vacate her, she is a single mid aged lady. We are trying to work with her but she had been dragged the payment from last november.

You are lucky, so you had been successfully received the TRRP money ? how long it takes the process ?

Its frustrated, our tenant has 2 months behind the payment. We had submitted to new system the other day and waiting on her, and we haven't been to reach her since tuesday. 

For those who has Unpaid tenant who have been filed Texas Rent Relief program, Does any of you has been receiving the money ? Im curious and wondering if we have to wait or just go head for file for eviction. Please share, thanks.

have you already received the money from this relief program ? just curious how long it take, i just don't trust if they really give the landlord money to help them to pay rent.
