I am a newbie investor, would like to to hear from the successful investor here. Will you rather pay off one of the rental property note or buy another property? Thank you in advance.

First of all thank you all for the responses and I really appreciate the opinions. It should be enough spot actually for another horse if 1 horse only need 2 acres and 1 acre thereafter. And we have 10 acres, probably about 7-8 acres with pastures. But i don't know anything about horses, what their personality. What if this new horse is wild and damage the property. I personally kinda disagree while my husband is no big deal for him about it as long their will keep maintain the fences.

I know this is an old thread, but i have the same issue that i couldn't find any info. We have a tenant with 3 horses at double wide and 10 acres. We have never renting country living before, we don't charge any their horses except $300 deposit for the dogs. And recently they asked to add another horse but we put in new contract that would be additional fee for additional animal. So they talked to trade for fixing the shower that has leaked and flooring around it (linoleum). Any advice?

Thank you all for the opinions, we are so behind getting the house ready, and just yesterday we found out someone threw the rock to my back big window. I am guessing this ex tenant, he went in to my backyard and threw the brick to my window. I couldn't lock the fence because the fence is broken from the wind. And I couldn't find any reliable contractor who show up the last 2 weeks, seems they all busy. Hate this criminal!.

@Jasen Crisp, Yes Technically we can go after her, but I see she has the same character like her dad, the fact she moved out couple months after she signed the lease. So its obvious she set us up. The small claim cost $116, if i can be able to collect from her paycheck probably it will be worth it. I am not sure the procedure.

oh we had exterminator guy came yesterday to spray inside and outside. 

This is has been horrible story for us...This horrible tenant had finally moved out, found out later from the neighbor he is under warrant arrest by the police the last 2 weeks before he is moved. He didn't even show up to move his stuff, he hired friend of friend to help him loaded his unpack stuffs. They couldn't load them all so left most junks in my house. Got all junks clear, then i found out ..fleas in the house, pull the carpets in the living room and converted garage room (The other rooms we have laminate flooring and ceramic). We got a lot of fleas bite, when we were working out there. And other thing they have an urn ashes, they left in the house. We contacted them to get it and they didn't come get it. Saw the documents in the house that this person is a criminal, has been in Jail in Louisiana and has been doing illegal business and sale stolen cars. 

Note : We did rent to daughter but his dad only listed as occupied list, we only screened the daughter who the one sign the lease. We got screwed by this horrible family.

Question ; Is it worth our time and an extra money to do small claim? they won't gonna be pay us.

@Greg H.  I was searching the information about tenant appeal yesterday, you are absolutely right about delay tactic. My agent had agreed his request for given him more time till the end the month, we decided to work it out with him give him till April 30 as he wanted so he doesn't appeal. Yesterday was the last day if he file appeal yesterday and the court will give him 5 days, so its basically he will gets his time then he can drop the case, it won't cost him anything. And basically we give him 3 days window and We weren't in good situation. But probably think we will file write possession on friday, so it will be execute on monday, that wouldn't be bad idea. I have question, if this tenant pay partial some of his judgement, will his eviction record waive as settlement? Thank you.
