We had done the researched, we were price it below market value. We haven't increased for almost 2 years. I am not so sure about mobile home rent market, if this person move out and we can find another tenant fast. 

First time own mobile home with land in venus, texas. Have the same tenant for 3 years, 1 single person with 3 horses and 2 great dane. Rented for $1150, we have recently had septic tank repair. This person didn't much have problem with the property except with the driveway that were a messed because the rain. We took care of that with put 1 truck load of road base but in the long run we want to put nice road or more road base. We had mention it about rent increase, but i would like to hear what anyone here will say. Thank you.

Another question ;

On March 8th, I have handed over in person the letter to vacate till March 15th, He said he won't moving till This May. And he hasn't paid us till today, if we try again file the eviction to continue the process ( if we hire eviction firm or attorney they have to start over the procedure). then this tenant deliver his payment in our mail box ( this tenant has been paying with money order), and we return it back, will judge justify their action and dismiss the case because we refuse to work with them? we just want to anticipate how un favor judge will be toward the landlord that any issue can happen.

Yes we did a mistake for accepting the payment during the filing process, we didn't know. This is first time we are experiencing with bad late paying tenant. They have violated dog policy without paying dog deposit and recently the tenant bring someone else knew as he claim new wife. The primary signed lease holder had been moved out in November ( the daughter) but the dad listed on the lease occupant and he is the one has been paying the rent. I am not sure the lease agreement is still valid or default, but we did research that has been default. Recently he violated city of Mansfield for zoning. So which the strong case that we can against if want to file again, since being paying late rent is not a strong case. I am desperate, your thought would be appreciated. Thank you.

I am newbie in this forum, glad found this website that has lot of informations I can learn for part time. I have similar case with yours, so how did you case go? did it well? Did you file yourself? we did first time but didn't do well because we made mistake during the procedure. If you don't mind to share. Thanks.

Have you known the Judge Matt Hayes ? in Mansfield court district? Are you Property Management or Private investor? can you recommend us one that can do eviction for us? Thank you.
