Hi, I'm a full time wholesaler in Miami, Broward and Palm Beach... 

Wholesaling is very present today, but I've found there are only a handful of people doing it full time compared to traditional real estate. The strategy has always and will always work. Like Ned says, there is a whole section of information dedicated to the subject here, and Yes, they all apply to Miami, I'm living proof.  I hope that help! Good Luck!

I have a copy of the Florida bar contract that's like 12 pages and I also have a very basic one page blanket contract that is good for wholesaling.

Hey, experienced Wholesaler here from South Florida. 

My best advice to get started wholesaling is to make a plan around your budget and attack! 

I would also suggest you join our local real estate clubs to network with others who are doing the business.

@Brian Coons no need to worry about sounding pushy or needy. 

Good deals are scarce and cash buyers are plentiful. 

They need you just as much if not more than you need them.

I've never had to push a good deal on a buyer.

I would say anywhere where there is a high percentage of all cash purchases it a good place to wholesale. In Miami nearly 60% are cash sales.

Anywhere where theres at least 40% cash sales is a good. To find these percentages you will be to get with a realtor who has MLS access or there may be some paid subscriptions sites out there that can get you this info.

Fortunately, I am blessed with a large buyers list that expands all over Miami, Dade and Broward so wholesale anywhere in S. Florida where theres a deal to be had.

Your right, prices have gone up in the last 2 years, However whether the prices are up or down, its always a good time to start wholesaling. I personally can't think of a bad time to wholesale, lol
