I wholesale in Miami and I can assure you that all of those methods work. 

Yellow letters will be more expensive than bandit signs and ads... so the question is which fits within you budget?

The key to each is consistency 

If your with either particular method than you will naturally you will get deals over time.

Hey, I'm also in miami and I can tell you that the data is right. 

Investors love lower income areas.

Its not because they want to fix and flip but rather to rent for positive cash flow.

The turnover rates are high, so inventory is always there and 15% ROI or better is common.

150 seems like a very low return of records

Something is off there. 

Are you searching in one zip code?

if so, I would widen the search to the whole county to get more records.

To start, I suggest you attend you local Real Estate Investment Association. 

Hang out and make some friends there... once you find someone with more experience than you that you like and trust, form a partnership for a few deals.
