Now is a great time to start wholesaling!

My best advice in wholesaling is to learn how to market.

As a wholesaler your job to master marketing for sellers, and usually the buyers will come. 

Start by coming up with a budget that you can live with long term, find a marketing channel and be consist.

Im surprised you had an issue selling.....as were now in a sellers market

I'm assuming your numbers were off or there were not enough eyes on it

Anything with half way decent numbers seems to sell fast these days.

My team flips Junkers all the time in Miami. 

If the house it too damaged..then, guess what.. the land is worth something!

Anything sells at the right price...especially now that were in an up trending market 

Remember to get an inspection period in your contract. so there will be nothing to lose.

I a South Florida wholesaler and I know from experience that Craigslist is not the best way to get a quality seller leads....Its more hit or miss.

I can tell you that bandit signs will definitely work better than craigslist

and it you have the budget, direct mail will work even better that bandit signs.

Eventually you will want to get to a point where you can have multiple streams of marketing running simultaneously.

I also started wholesaling part time in between my job several years ago

My advise is to make a goal and maximize your time off from work to push you towards that goal until you get to a level where you can replace your current income.
